What is pre-application advice?

​

Preparing to carry out a development can be expensive. To help minimise the cost of this process, it is often a good idea to get advice from a planning officer before you submit an application. 

 

Pre-application advice is beneficial in helping to identify issues at an early stage of a project which can make the process of applying for planning permission more streamlined, efficient and cost effective.

 

Pre-application advice is provided by planning officers employed by local authorities, and it outlines the likely outcome in determining any subsequent planning application, and allows you to address any required changes that are likely to be needed, if any, to give your project the best chance of being granted planning permission.

Representations & Objections

Proposals for new developments have the potential to impact nearby residents, businesses and communities. For this reason, the planning process seeks to give those who could be affected an opportunity to have their say. Anyone is entitled to comment on a planning application and when a planning application is received, all immediate neighbours must be consulted or a site notice put up.

How can Pyramid Planning help?

We can assist in this process by carrying out reviews of proposals for submission to your local council which consider the implications of potentially disruptive schemes. Such submissions are tailored to your needs and can be used to highlight areas of concern. Where appropriate, they can also be used to indicate support for proposals, or to identify pragmatic steps to resolve issues such as by suggesting conditions that should be attached to the granting of any planning permission.

In addition to preparing written submissions, we can provide additional support by engaging with planning officers and council members on your behalf. We can make appearances at council meetings and committees in order to ensure that your views are clearly expressed and understood by decision makers.
